Renters’ Rights Act – What you need to know

The Renters’ Rights Act (RRA) comes into effect today, bringing in changes designed to strengthen renters’ rights and improve standards across the private rented sector, including student housing.

If you’re currently renting, or planning where to live next, it’s important to understand how these changes could affect you.

What’s changing for students renting shared houses (HMOs)?

Under the Renters’ Rights Act, key changes include:

  • Fixed-term tenancies moving to assured periodic tenancies, rather than contracts for a set length of time
  • The right to end a tenancy with two months’ notice
  • Limits on upfront payments, including restrictions on what landlords can request before a tenancy starts

These changes apply to students renting in shared houses (HMOs).
They do not apply to university halls or Purpose Built Student Accommodation (PBSA) that is covered by the National Code.
